Minimum Energy Efficiency Standards for Landlords
Private landlords in England and Wales must ensure their rental properties meet the Government’s Minimum Energy Efficiency Standards (MEES). Most privately rented properties must currently achieve an EPC rating of at least E before they can legally be rented out, unless an exemption applies.
If a property falls below this standard, landlords may need to improve insulation, heating systems or other energy efficient features before letting the property. Failure to comply could lead to enforcement action or financial penalties.
At Home Energy Save GB, we help landlords understand their EPC rating and identify practical improvements to help keep their property compliant and energy efficient.

Customer Reviews
EXCELLENT Based on 1845 reviews Posted on Google Rebecca WilliamsTrustindex verifies that the original source of the review is Google. We are providing this review on the day of installation. We had DPC Plus installed. Installers arrived on time, were professional and completed the work to a good standard.Posted on Google Michal KvočekTrustindex verifies that the original source of the review is Google. I had a survey carried out to check for a possible damp or mould issue in my flat. The surveyor (Johnny) was very professional, thorough, and honest. After a careful inspection, he confirmed that there wasn't a problem they could help with. I really appreciated his approach because the survey was free, and he could have easily tried to find an issue that wasn't there. Instead, he was honest and gave me some genuinely useful advice on how to prevent future problems. I would definitely recommend their service.Posted on Google Andrew HattonTrustindex verifies that the original source of the review is Google. From survey to completion the service was excellent. Benefits of an EPC Certificate

What Happens During an EPC Inspection?
One of our accredited assessors will visit your property and carry out a thorough visual inspection. They’ll collect measurements and key details needed to calculate your EPC rating. To ensure accuracy, the assessor will need access to all areas of the property. The inspection is non-invasive and typically completed in under 30 minutes.
What is Assessed During an EPC Inspection?
Your heating system has the biggest impact on your EPC rating. We'll assess the type, size, and controls, including thermostat settings. For the most accurate result, keep your heating programmed as your normally would.
We record the type and number of light fittings. Switching to energy-efficient LED bulbs can make a noticeable difference to your rating.
Glazing plays an important role in insulation. Double glazing can significantly improve energy efficiency and reduce heating costs.
Poorly Insulated lofts can lose up to a third of a home's heat. If insulation is missing or insufficient, we'll highlight this in your report.
We also consider doors, hot water systems, pipe insulation, and any renewable technologies installed.
If certain features (like cavity wall insulation) aren't visible during the visit, we may ask for supporting documentation. Without evidence, standard assumptions based on the property's age and construction will be used.
Understanding Your EPC Rating
Your EPC rates your property’s energy efficiency from A (most efficient) to G (least efficient) – similar to appliance energy labels.
- For rentals, properties must currently achieve at least an E rating (unless exempt).
- Future regulations aim for a C rating by 2025, so improving efficiency now can help you stay compliant and avoid penalties.

Getting your EPC doesn’t need to be complicated. With fast turnaround times, competitive pricing and expert assessors, Home Energy Save GB makes the process simple, so you can focus on your property, not the paperwork.
Frequently Asked Questions
What is an Energy Performance Certificate (EPC)?
An Energy Performance Certificate, often called an EPC, measures the energy efficiency of a property and gives it a rating from A to G. The assessment looks at factors such as insulation, heating systems, windows and overall energy usage. The certificate also includes recommendations for improving efficiency and reducing energy bills. Home Energy Save GB provides professional EPC assessments for homeowners, landlords and property sellers looking to meet legal requirements or better understand their property’s energy performance.
Do I need an EPC to sell my house?
Yes, in most cases an EPC is legally required before a property can be marketed for sale in the UK. Buyers will often want to see the EPC rating before making a decision, as it gives them an idea of the expected energy costs and efficiency of the property. Having an up to date EPC can also help make your property more appealing to buyers. Home Energy Save GB can arrange your EPC assessment quickly and professionally to help keep your sale moving forward.
How long does an EPC assessment take?
Most EPC assessments take between 30 and 60 minutes depending on the size and layout of the property. During the appointment, the assessor will inspect areas such as the loft insulation, heating system, windows and overall construction of the property. The process is straightforward and designed to cause minimal disruption to your day. Once the assessment has been completed, your EPC certificate is usually provided within a short timeframe so you can move forward with selling, renting or improving your property.
Can I improve my EPC rating?
Yes, many properties can improve their EPC rating through energy efficiency upgrades. Common improvements include adding loft insulation, upgrading boilers, installing double glazing and switching to more energy efficient lighting. The EPC report includes recommendations tailored to your property, helping you understand which changes could have the biggest impact. Improving your rating may help reduce energy bills and increase the appeal of your property. Home Energy Save GB can help homeowners better understand their EPC results and the next steps available.
Do I need to prepare my home before the EPC assessment?
There is usually very little preparation needed before an EPC appointment. It can help to ensure the assessor has access to areas such as the loft, boiler and any extensions or converted spaces within the property. If you have paperwork relating to insulation, double glazing or heating upgrades, having this available may also be useful. The assessment itself is non invasive and designed to be simple for homeowners. Home Energy Save GB aims to make the process straightforward from booking through to receiving your certificate.
How much does an EPC assessment cost?
The cost of an EPC assessment can vary depending on the size, type and location of the property. Larger homes may take longer to assess and can therefore cost slightly more than smaller properties. While price is important, homeowners should also look for an experienced and reliable provider to ensure the assessment is carried out correctly. Home Energy Save GB provides professional EPC services with clear communication and a smooth booking process, helping homeowners obtain the certification they need without unnecessary delays.
